West Dorset District Council has adopted its SPG on Affordable Housing following consultation. The SPG has been prepared to provide guidance on the implementation of Housing Policy H7 of the adopted West Dorset District Local Plan during the period prior to the adoption of the revised Local Plan.
The guidance states that within settlements with a population of 3,000 and over, the council will seek to negotiate for the provision of affordable homes to meet local need in developments of 15 dwellings or more, or sites of 0.5 hectares in size. As a guide, 35% of the homes on the site should be affordable. In settlements with a population below 3,000, developments of 3 or more dwellings (or sites 0.1 of a hectare in size) will be subject to negotiations for the provision of affordable local need housing, at the same guide percentage as in the larger settlements.
