Dear HBF Member,

Heritable is the development finance arm of finance of One Savings Bank ( which is listed on the London Stock Exchange. One Savings Bank has loan assets in excess of £4.6bn and has a market capitalisation in excess of £950m.

Heritable provides development funding to small to medium sized housebuilders across the UK with loan facilities typically ranging from £1m to £20m.

A key difference between Heritable and certainly any other bank in the sector is that the management of Heritable commit significant capital, on a first loss basis, to support the growth of the business. This gives the team a greater degree of control and influence in the business than any other bank lending team of which we are aware to the benefit of our customers.

The criteria we apply to each loan varies by project and customer although typically we provide higher levels of debt and more flexible funding facilities than the high street banks. We can provide stretched debt and revolving facilities and funding to assist with the acquisition of potential development sites pre planning. Furthermore, we avoid applying conditions to loan facilities which take no account of the logistical difficulties involved in the construction process in an increasingly regulated environment.
